Still not quite understanding Unix Agent--- from the sounds of it, it has to be installed on all servers that Observium monitors?
I finally have SNMP running on FreeBSD, OpenBSD, and from the FAQ's, etc, it really seems that I should bypass Net-SNMP with Observium.

Unix agent is not mandatory (and neither is the distro script) but it allows you to access more metrics, like apache/nginxstats or mysql info etc etc
